Do you know the best rental amount to charge?
Yes, our team provides a comprehensive estimate of the rental amount that your property can command in the market.
What do you actually do for me?
We take the time to understand your specific objections and tailor our management approach accordingly.
What’s the next step if I decide to use LaurelTree Property Management?
We establish a formal agreement with you, the property owner, outlining the terms and conditions of our partnership. This is called a
Property Management Agreement (“PMA”).
If any repairs are needed on my property, how do you handle that?
We assess and provide an estimate of any monthly dollar amount required to maintain your property in excellent condition. We defer to your preference in handling repairs.
Do you have people who can handle repairs?
We have a full team of professionals: HVAC, electricians, plumbers, carpenters, home inspectors, and more. However, if an owner orders doing the work or uses their own familiar experts, that will be part of the owner’s Property Management Agreement.
Am I required to make my property available to Section 8?
Under the Source of Income Discrimination Law, landlords cannot refuse to rent to an applicant, or treat an applicant or tenant differently, because the applicant is using a Housing Choice Voucher.
Are you licensed?
Yes. LaurelTree Property Management LLC is licensed by the Oregon Real Estate Agency.
Can I reach you after hours?
Yes. You can reach us by text in case of an emergency.
Can you put the money directly into my account?
When rents are collected in LaurelTree’s client trust account, we can then send it to your account usually once or twice per month.
Do I get to see the lease or sign it?
Yes. You will see the lease and sign it from the comfort of your own space.
Do you sell real estate too?
No. LaurelTree is strictly a residential property management company. If you would like a Realtor referral, we are happy to help you.
How and when do I get my checks?
Usually rent collection is once or twice per month and is dependent on the pending received checks to actually be in client’s account.
How is rent collection handled?
All rent is collected via the Tenant Rentvine Portal. It’s easy and simple to use. We have received great feedback on the ease from Tenants.
How long of a lease do you sign?
You usually select a month-to-month lease or a yearly lease starting the date the tenant moves in.
How much security deposit do you charge the tenant?
Often refundable security deposits are equal to the first month rent.
How soon can you start managing my property?
Once the Owner interview is done, and the Property Management Agreement is signed, LaurelTree Property Management LLC begins managing your property according to the Agreement.
What type of properties do you manage?
LaurelTree manages strictly residential homes.
What type of reports do I get and how often?
You may choose to receive a profit & loss statement, expense tracking, maintenance work orders, lease portfolios, rent roll, bids on maintenance, lease agreements, photos of property, year-end reports for tax filing, updates on compliance documentation, and copies of any property-related expenses.
Who holds the tenant security deposit?
All Tenant Security Deposits are kept in LaurelTree’s Security Deposit Client Account. Owner’s may also keep the refundable security deposits instead.
Does your website ensure equal treatment for everyone?
We do not discriminate on the basis of race, color, religion, sex, handicap, familial status, national origin, sexual orientation, or gender identity.
